Important: No “Direct PR” in Japan
Many people ask, “Can I buy a house in Japan and get Permanent Residency?” or “Can I get PR immediately if I invest money?”
The answer is no. Japan does not have a “Direct PR” system. You cannot get Permanent Residency right away. First, you must live in Japan with a standard visa (like a Work Visa, Spouse Visa, or Business Manager Visa) for a certain number of years.
General Requirements for PR
If you want to apply for PR, you must meet the following basic rules:
① The 10-Year Rule (Living in Japan)
You must live in Japan continuously for at least 10 years. Out of those 10 years, you must have lived in Japan for at least 5 years on a working visa or a residential visa (such as a Spouse visa).
(Note: If you are married to a Japanese citizen, or have a Highly Skilled Professional visa, this time is much shorter!)
② Good Behavior
You must follow Japanese laws. You should not have any criminal records or serious traffic violations.
③ Stable Income
You must have enough income to support yourself and your family in Japan. Usually, an annual income of 3 million JPY or more is recommended.
④ Paying Taxes and Pension ON TIME
This is very important! You must pay your residence tax, national pension, and health insurance on time. If you pay late even once, your application might be rejected.
⑤ Longest Visa Period (⚠️ IMPORTANT UPDATE!)
Currently, you can apply if your visa is for “3 years” or “5 years”. However, the immigration rules are changing. Starting April 1, 2027, you will strictly need the true maximum period of your visa status (which is usually 5 years). If you currently have a 3-year visa, you should prepare and apply soon before the new strict rule takes effect!
